Here in the Mount Snow area it finally feels like summer. Boats are out on the lake, the golf course leagues have started, and the mountain has begun it’s summer activities programs. As for the real estate market, things are finally starting to move, but only at great deals to Buyers.
The following are the deals I have found for this past week…

New foreclosure in Southern Vermont 20 minutes to Mount Snow and 6 to Lake Whitingham
Not a lot to report on this week. Mount Snow has suspended skiing for the summer, but that doesn't mean the fun stops. Along with all of our local lakes for boating and swimming, there are summer festivals, parades, mountain bike racing, Oktoberfest, and more, all going right up until the leaf peeping of the foliage in the Fall.
As always there are great deals to be had so don't hesitate to call me or email. Please make sure to mention me to any friends you have that are interested in buying something as well!
Mount Snow Southern Vermont Real Estate Foreclosures, Lakefront, and Deals
It is a gorgeous 60 degrees today and the snow is heavenly. Many people are out on the mountain with t-shirts and smiles. :)
And now that the ski season is drawing to a close, the deals are starting to pop their heads out… Keep in mind that Vermont has the lowest foreclosure rate in the nation. Many of our properties are second homes and rather than being foreclosed on, sellers simply reduce prices until they can get out. There are great deals that just needs offers to be made on them!
One of the best deals out there. Nearing foreclosure pricing, this ~2400 square foot home has gorgeous views, access to a private beach area on Spruce Lake, and could be amazing with a coat of paint. Only $235,000 (down from $350k in 2005) for 4 bedrooms, and 2 baths. http://www.mountsnowpalmiter.com/idx/details.php?idxID=152&listingID=2807746
*** Immaculate starter home with Mother-in-law studio apartment, partially finished full basement, and in a charming newer community in Wilmington, perfect for a starter home, vacation spot, or retirement property. 4 bedrooms, 2 baths, $249,000 negotiable. http://www.mountsnowpalmiter.com/idx/details.php?idxID=152&listingID=2902428
And for the people willing to venture out… Foreclosure auction April 2nd on 4,100 sq. ft. lakefront home near Lake Winnepesauke on Lake Waukewan. Listed on MLS for $1,449,000 but could be a steal at auction! Easily flippable! 200 feet of shorefront! Must see the pictures to believe. http://www.nnerenmls.com:80/nne/maildoc/sd_AAAa001DG20090327153209.html

As the ski season draws to a close, the deals have started to come out of the woodwork. I have done an exhaustive search this morning to find the best of the best. I may have missed some, but here are my absolute top choices of the moment, on properties that should sell soon.

The snow is still flying! We’re expecting a foot today after the gorgeous sunny weather of President’s Week, so I thought it a good time to let everyone know the up-to-the-minute foreclosures near Mount Snow or at least in the Southern Vermont area.
This spec home in Dover has been listed for 3 years. The builders are getting very anxious to sell and have made it clear they want out. 3 bedrooms, 3 baths, hardwood floors, etc. SOLD
5 bedroom, 4 bath, newer home in Dover has been reduced from $749,000 originally to now only $459,000. It was under contract but just came back on the market due to a failed tax exchange by the potential buyers. The owner says he will sacrifice to get a sale and will consider all offers. SOLD
