When I started the financing process, Adam had recommended that I first work with a local bank because he said they will have a better understanding of how the condominium associations in the area work, and that the larger national banks take longer and can get confused by their bylaws. I initially got pre-qualified for a mortgage through a local bank, but found a more competitive option from Bank of America, where I already had an account. My loan officer there didn't see any problems going through, though they did constantly ask for more and more information about the development. Sadly, with less than a week before closing, I heard that the underwriters were concerned about the rental policy of units in the development. Despite my assurances that I was not going to rent mine and very few units were actually available for rent, BOA ultimately denied the mortgage the day before closing because of a policy they have regarding condos in developments where units can be rented on a daily basis, like a hotel as they said. I had to then scramble to get another mortgage set up, luckily with the initial local bank I used, which caused a two week delay in closing, and the rates had gone up slightly. The local bank was extremely easy to work with. My advice...go with the local bank.
